We provided strategic, planning, procedural and planning law advice to the client, an experienced developer, leading to the grant of full planning permission for a commercial to residential conversation of roughly 3,500 sqft to 4 high-end self-contained apartments.
We supported the client when the Council questioned if there were enough flats in the scheme by making the case and providing an alternative layout to demonstrate to officers that this would not be possible, resulting in their acceptance of the scheme.
The application involved reviewing the CIL position where we evidenced in good time to the Council that the property met the prior occupation criteria thus negating the otherwise £360k charge.
We co-ordinated all related consultants (e.g. daylight and sunlight, architect) throughout the scheme, securing full planning permission.
